Short-term rental guests decide how clean a place is within about ten minutes of walking in, and they check a surprisingly consistent set of things. Cleanliness is also the review category that drags an overall rating down hardest, because unlike location or value, guests treat it as non-negotiable.
Turnovers are a race against a clock — often a same-day check-out and check-in — so the order of operations matters more than in any other kind of cleaning. Strip first. Linens and towels off, trash out, dishwasher emptied or started, and anything left behind by the last guest bagged and set aside. Getting the unit to zero before cleaning anything means nothing gets cleaned twice.
Then the items guests actually inspect. In the bathroom: the shower floor and drain, hair anywhere at all, the toilet base and behind it, the mirror, and the state of the grout. Hair is the single most-mentioned complaint in short-term rental reviews, and it turns up in bathtubs, on floors, and in bedding.
In the bedroom: fresh linens, and the mattress protector checked underneath rather than assumed. Guests pull back sheets, and a stain found under fresh bedding does more damage to a review than a dusty shelf ever will. Under-bed and behind-nightstand checks catch the belongings previous guests left, which is also how you avoid the awkward message a week later.
In the kitchen: inside the microwave, the coffee maker, the sink and drain, and the refrigerator — including anything the last guest left in it. Half a carton of milk from a previous stay is a review-damaging find. Cabinet interiors matter here too, since guests open everything looking for pans and glasses.
The part most hosts under-invest in is the reset. Cleaning is only half a turnover — the other half is putting the unit back to match your listing photos. Cushions arranged, chairs squared, remotes in place, welcome materials out, and supplies restocked to the level a new guest expects. A clean unit that doesn't look like its photos still reads as a letdown at the door.
Finally, communication. Whoever turns your unit over should tell you the same day if something is damaged, missing, or running low, with photos. Finding out from the next guest's review is the expensive version. It's why we send a photo handoff on every turnover we do in Silver Spring, Takoma Park, College Park, and Laurel.
