Move-out cleaning is the most detailed service we offer, and the reason is simple: it's the only clean that gets formally inspected. A landlord or property manager walks the unit with a list, and anything on that list they can charge against your deposit. Cleaning to how a home looks is not the same as cleaning to what gets checked.
The single most common deduction we see around College Park, Laurel, and Silver Spring is the oven. It's the item nearly every tenant leaves, it's the first thing most inspectors open, and it's usually charged at far more than a cleaning would have cost. The refrigerator is a close second — inside, under the drawers, and the seals around the door.
After appliances, it's the inside of things. Every cabinet, drawer, and closet gets opened on an inspection, and crumbs, liner residue, and dust in an empty drawer all count. So do the tracks of sliding doors and windows, the top of the refrigerator, the range hood filter, and the strip of floor that lived under the stove for three years.
Bathrooms are where the second-largest deductions come from, and grout is the reason. Tenants clean tile surfaces and stop, but inspectors look at grout lines, the seal around the tub, the shower door track, and the hard-water film on glass and fixtures. Those need product and dwell time, not more scrubbing.
Then there's the category people forget entirely because it isn't dirty in an obvious way: baseboards, door frames, switch plates, light fixtures and their covers, vents and returns, and interior window glass and sills. None of it looks bad while you live there. All of it reads as neglect on an empty unit under bright light.
Timing matters as much as the list. A move-out clean should happen after everything is out and before your inspection — an empty unit is the only time cabinets, closets, and the floor behind appliances are actually reachable. Book it with a day of margin ahead of the inspection rather than the morning of, so there's room if anything needs a second pass. Our 24-hour availability exists largely for this: move-out deadlines rarely land at a convenient hour.
One thing worth being clear about: cleaning is not repair. Nail holes, carpet damage, and paint scuffs are separate matters, and no cleaning service should tell you otherwise. What a move-out clean protects you against is the cleanliness portion of the deposit — which, in our experience, is where most of the money is lost.
